What we’re doing is taking a house that usually is a fixer upper and adding 2 to 5 units to it. In every city there are 1000’s of properties zoned for apartments. When you have a piece of land that the city says you can only build a total of 4 units, why not leave the existing house and design the new building around it? There are many reasons, but it all boils down to the amount of money you can make. If you’re cost to build is $60 per foot and you have a house that’s 1000 square feet, that’s $60,000 you make just by leaving the existing house.
